Prepare your paperwork before putting the property on the market, including having the land registry documents, Energy Performance Certificate (EPC) to hand, along with a FENSA or CERTASS certificate for any recent new window installation and planning permission and building regulations certificates for any extension that’s been constructed.

It’s the lighter home interiors that feel the most spacious and a buyer loves to see that there’s lots of space for them to use if they were to purchase the house.

Try to keep your windows as clean as possible at all times and utilise the light that comes in from the sun with some mirrors that can reflect it and create the illusion of space.

Change your existing colour schemes to something lighter too, repair lights that are broken, get rid of any obstructions near your windows, adjust the layout of your furniture to see you can make an area roomier and consider having a skylight or bi-folding door fitted to encourage light transference.
