Non-abidance with planning laws is a mistake that too many people make. Unless you want to risk being told to alter or demolish your conservatory or porch design or are keen not to have problems selling your house, which can happen if you have an illegal structure, we urge you to play by the rules.

Is planning permission needed for conservatories?
Only if the proposed conservatory doesn’t satisfy the criteria to be a Permitted Development.
Conservatories with Permitted Development Rights are exempt from planning applications and can just proceed to be built.
They have to fulfil the limits and conditions on this page though to enjoy Permitted Development status.
Do porches require planning permission?
A front, side, or rear porch can also be a Permitted Development if it meets a separate set of guidelines.
Limits and conditions for porch installations aren’t as extensive and are as follows:
- its footprint (the total floor area it takes up) is no greater than 3 square metres
- there’s at least 2 metres between the edge of the porch and any boundary facing a road
- it isn’t taller than 3 metres
- it isn’t within a conservation area

Sure! You can make a planning application online through ePlanning Scotland. Another helpful resource is the mygov.scot website where after selecting your local council, you will be transported to their page on planning, with lots of information to be found there.
There is a fee for planning applications. Use the fee calculator on ePlanning Scotland to discover the cost of applying.
Once they are in receipt of your application and have ratified it, your planning authority will release details of it on their website and inform your nearest neighbours of the plans. They do so to let them have a chance to raise any concerns. Most applications are decided within two months, but it can be up to four months for bigger, complicated projects.
The Scottish government confirmed in April of this year that 95 percent of planning applications gain acceptance.
