Position - Do you want your extension positioned in a specific spot? Will this positioning overexpose the extension to the neighbours? Would you like the best possible view? These factors will determine the kind of roofing system, windows, doors and security accessories the extension should have.
Function - What will the extension’s main purpose be? Do you have your eyes on an open-plan kitchen or will it to be a location where you can solely relax and recharge the batteries? The functionality of the space will tell us how it should be shaped and designed. A square or rectangular design is the best option for a spacious family room or opt for an “L” shape configuration for a more multi-purpose space.
Aesthetics - It’s not every day that you buy an extension, so embrace the many opportunities it offers. Make it as glamorous as you possibly can with our UPVC and aluminium windows, tiled roofing systems, skylights, and host of other products. If you get the ‘look’ right, there’s no reason why it shouldn’t be the most impressive feature of the house.
Site Access - Just as much as you don’t, we won’t want there to be any hold-ups with your extension. Please try and keep the site of the extension clear so that trucks and lorries have no difficulty dropping off items and materials.
Demands on your Boiler - Do you have confidence that your current boiler is good enough to keep the extension thermally efficient? It could be a good idea to replace it or look into installing underfloor heating.

Your extension may enjoy ‘Permitted Development Rights’, which means that you won’t have to apply for planning permission. It must comply with the following conditions:
The ground area covered by the extension and any other buildings within the boundary of the property, excluding the original house, is not more than half the total area of the property.
Any part of the extension is not higher than the highest part of the roof of the existing house.
The eaves of the extension are not higher than the eaves of the existing house.
Any part of the extension does not extend beyond any wall facing a road if it forms the principal or side elevation of the original house.
The eaves are no more than 3 metres in height if any part of the extension is within 2 metres of the property boundary.
The materials used in exterior work, except in the case of a conservatory, are of similar appearance to the existing house.
An upper floor window on a side elevation within 15 metres of a boundary with another house is obscure glazed; and is non – opening unless the parts which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
A side extension does not exceed 4 metres in height or be wider than half the width of the original house.
In a single storey extension
the extension does not extend beyond the rear wall of the original house by more than 4 metres for a detached house or 3 metres for any other type of house;
the height of the extension does not exceed 4 metres;
no part of the extension is within 3.5 metres of any property boundary with a road opposite the rear wall of the house.
In an extension with more than one storey
the extension does not extend beyond the rear wall of the original house by more than 3 metres;
no part of the extension is within 7 metres of the property boundary opposite the rear wall of the house;
the roof pitch of the enlargement is as far as practicable the same as that of the original house.
If you live in a house within a conservation area, World Heritage Site, area of outstanding natural beauty or National Park-
no part of the exterior of the house is clad with stone, artificial stone, pebbledash, render, timber, plastic or tiles;
the extension is not more than 1 storey or 4 metres in height;
no part of the extension extends beyond a principal or side elevation of the original house.

Some extensions can only be built after building regulations approval is granted...
Planning permission is a completely separate issue to building regulations approval. In the large majority of cases, an extension will need building regulations approval, but there are examples of extensions begin exempt from it. Our surveying team will be able to clarify matters with your local authority so that your extension doesn’t land you in any trouble.
Crystal Clear is frequently making contact with local authorities across the region, so we know exactly what to do in these situations. Hopefully, your extension can be constructed without these permissions, but it won’t take long for us to determine that.

We will find a closely matched brick...
We know the vast majority of local brick merchants as we approach a lot of them before going out and building our extensions. The brickwork in the building needs to resemble any existing brickwork you have and we’ll do everything we can to source a brick or stone that best matches it. It’s pretty rare, but occasionally we may find it difficult to get the perfect match. When this happens, we can tint the brickwork accordingly, but we should make you aware that this will incur an additional charge. Please note too that there will be weathering differences between existing bricks and new bricks.

Modern Tile - We thought it essential to use the most advanced materials when developing our modern tiled roofs to craft them into something sleek, smart and amazingly easy to install. Though coined ‘modern’, this tiled system can suit older types of property too, but there’s no doubt it wonderfully complements contemporary residences. It is available in colours of green, red, charcoal, ebony and umber.
Modern Slate - The most annoying thing about traditional slate tiles is that they break so easily, and once they do, it can be really hard work fixing them. This hasn’t though diminished the fondness people have for traditional slate tiles, and that’s something we have capitalised on with our own interpretation of the traditional slate roof. It features modern slates that aren’t susceptible to gradual wear and tear, and they also won’t break up when the weather hits them hard. You won’t come across a more low-maintenance slate. Colours include stone, plum, pewter grey, brick red and black.

Casement Windows- The casement window is arguably the most classic window style, despite having such a simple aesthetic. It’s also one of the most popular, which we can only put down to how secure and energy efficient a casement window is. Convert it into a tilt & turn if you like.

Vertical Sliding Windows - We have tried not to tamper too much with the traditional vertical sliding window too much, only crafting it from UPVC instead of timber.
Envisage Flush Windows - The inspiration for our ‘Envisage’ range were the traditional timber flush casement windows of the past. Made from UPVC, they have an adaptable ‘flush’ and can suit heritage properties and rustic new-builds.
